Dating back to circa 1970, Palm Gardens is the only neighbourhood centre at the northern end of Palm Beach and offers a premium north eastern aspect. The site spans a whopping 2,100 SQM’s and the proposed multi-use DA promotes a large 400 sqm, 7 tenancy ground level neighbourhood centre, paired with a residential component of north east orientated homes with spectacular views of the surrounding coastal landscape; Tallebudgera Creek and Burleigh National Park.
Cru Collective acquired the retail / commercial site through GV Property Group in 2019. The proposed evolution of the centre will see a vibrant retail neighbourhood hub anchor a new residential component. A considered retail mix, breathing life into the ageing centre of current will create a popular locals precinct and desirable residential address.
“Palm Gardens at Mawarra Street will add a fresh boutique injection of needed retail services at the northern end,” says Cru Managing Director Chris Bolger.
“The vision is that Palm Gardens will become a convenient destination for a coffee after the morning surf, or dropping the kids off at school. A place you can grab the household essentials, takeaway dinner, and enjoy the convenience of lifestyle amenities and services such as a pharmacy and gourmet deli”, adds Bolger.
Positioned at the intersection of Mawarra Street and Townson Avenue, the site is within easy walking distance to the surrounding waterways and Tallebudgera Recreational Centre. Townson Avenue runs parallel to the Gold Coast Highway and is the secondary north-south connection road making the commercial and retail use well connected. Orientated to maximise the wide street frontage, the retailers of the centre will enjoy direct exposure and pedestrian interaction. The design creates a public base inviting the customers and residents alike to shop, dine and socialise in a lush tropically landscaped environment.
Designed by multi-award-winning Architects BDA, the retail areas are subtly delineated by a colonnade and the use of vegetation. The cantilevered roof hovers over the footpath and its meandering form defines the entries to the building. A mixture of exposed concrete, timber-look privacy screens, white bricks and feature breeze block paired with lush street level planting will create a welcoming alfresco environment.
Above the podium the 8 storey residential tower has a sculptural quality to its form keeping within the allowable Code Assessable Building Height. The use of deep balconies to extend the living areas to the outdoor, creates a vertical activated interface with the neighbourhood. The residential component will comprise of 69 units; a managers unit, 53 large two bedroom properties and 15 three bedroom properties. The impressive project also exceeds car park ratings, with 20 of the two bedroom properties boasting two car parks. Residents will enjoy a private lifestyle floor above the retail centre, with heated lap pool, large fitness centre and recreational deck.
‘We have an extensive client database of buyers who missed out on our more accessible price point and two bedroom homes at Acqua Palm Beach,” says Bolger.
“We feel Palm Gardens will be very appealing to this buyer profile. The feedback we received from clients, agents and our consultants over the last 12 months has been an invaluable tool in designing Palm Gardens. We know exactly who our customer is and what they want. These homes are large, off the highway and offer unobstructed view corridors.”
“Our philosophy at Cru is that a stellar location, paired with smart design, attention to detail and quality product will always have a market. We spend a great deal of time with our team on our aesthetics and functionality for each project. If you know your buyer – they will find you”.
